Sell your land in Sweetwater, Tennessee

Two numbers, not one: what a cash buyer would pay for your parcel today, and what a local agent thinks it brings listed. You see both, then you decide. It costs you nothing either way.

  • No fee to the landowner
  • No survey or perc test needed first
  • One person reads every form

The problem with selling land is that you only ever get one opinion

Call a land buyer and you get a cash number, with no way to tell whether it is fair. Call an agent and you get a listing price, with no way to tell whether anyone will actually pay it before you have carried the taxes for another year. Both are honest answers to half the question.

We get you both at once. If the cash offer is close to the listed number, take the cash and be done in weeks. If the gap is wide, list it — and now you know why the gap is there instead of guessing.

What a cash buyer looks at first

Road frontage and legal access
Frontage on a public road, or a recorded easement that actually reaches the parcel. Land you can only get to across a neighbor's field is a different conversation, and an honest one — tell us and we will say so.
Somewhere to put a house
A spot that will perc, or that is already on sewer. Soil, slope and the water table decide this, not acreage. If it has never been tested, that is normal and not a dealbreaker.
A clear title and a known boundary
Heir property, an old deed description, a fence that does not match the plat — all workable. All cheaper to find now than three weeks into a contract.

What actually sets the price of land around Sweetwater

None of these are about how the land looks. All of them move the number, and most landowners are never told which ones are moving theirs.

  • Road frontage, and whether the access is recorded or just customary
  • Whether it percs, or has sewer available at the road
  • Power, water and internet at the property line versus a quarter mile away
  • Slope, creek, wetland and how much of the acreage is actually usable
  • Whether there is a recent survey, or the deed is a metes-and-bounds description from 1974
  • Greenbelt status and who is going to pay the rollback
  • Timber, and whether it was cut recently

If your land is in greenbelt

Tennessee’s Agricultural, Forest and Open Space Land Act of 1976 lets qualifying land be taxed on its present use instead of its market value. When the land comes out of the program, the assessor recaptures the difference — the preceding three years for agricultural and forest land, the preceding five for open space.

Who writes that check is a term in the contract, not a rule. In most sales here it falls on the seller. Find out the number from the county assessor before you agree to a price, not at the closing table. CloseCenter does not give tax advice — this is the question to ask, not the answer.

If nobody has ever perc-tested it

Whether the ground will take a conventional septic system is usually the single biggest swing in what rural acreage is worth, because it decides whether a buyer can put a house on it. In Tennessee those subsurface sewage disposal permits run through the Department of Environment and Conservation’s Division of Water Resources, and an environmental scientist has to evaluate the site in person.

That is why the practical prep is not paperwork: the property corners need to be staked and findable, and the area they need to look at needs to be bush-hogged and reachable. You do not need any of this done to get a number from us — but if you are heading toward a listing, doing it early is usually what gets the parcel taken seriously.

How it works

  1. 1

    Tell us about the parcel

Address or map/parcel number, and roughly how many acres. One minute, or just call.

  2. 2

    We get you two numbers

What a cash buyer would pay, and what a local agent thinks the parcel brings listed. Same week.

  3. 3

    You pick, or you pass

Take the cash number, list it, or do nothing. There is no fee to you either way and no one shows up at your gate.

Tell us about the land

Put the parcel address or the map and parcel number in the address box, plus roughly how many acres. Choose 'Vacant land or lot' for the situation. One person reads this and you will hear back within 4 hours, same business day. Landowners pay CloseCenter nothing.

Your information goes to one agent. It is never sold, and nobody shows up at your gate. CloseCenter is a real estate referral service. By submitting you agree to our Privacy Policy and Terms of Service.
