Florida Panhandle

Unrestricted acreage in Walton, Washington and Holmes counties

Acreage north of the coast trades on a different set of questions than a beach lot. Buyers start with legal access and road frontage, then what the county allows on the parcel, then whether the land carries an agricultural classification and what happens to it after a sale. A tract that answers those three on paper sells to a wider group of people than an identical tract that does not.

Then there is water and waste. Most rural parcels here are not on central sewer, so the buyer's plan depends on an onsite septic system, and approval for one comes out of an evaluation of the actual soil — which can differ from one end of a tract to the other. A seller who has already had the soil evaluated and knows where a system can go has removed the single largest unknown in the deal. If you have not, expect buyers to price the risk rather than ignore it.

Owner financing does more work on land than it does on houses, because conventional lending on raw land is limited and many of the best buyers are paying out of savings. Carrying the note yourself puts you in front of buyers a cash-only listing never sees. Have a Florida attorney handle the documents.
