Your number depends on the size of the house, how hard the work is to get to, the materials, and what turns up once the work starts.

Water intrusion and drainage. A cheap drainage fix can become a structural or crawlspace job if water has been getting in for years. This is the repair that gets more expensive the longer it waits.
Rotten framing and hidden wood damage. You open a wall, a crawlspace or a bathroom expecting a small repair and find water has damaged the framing underneath.
Electrical and plumbing. Older houses can have outdated wiring, undersized panels, galvanized or failing pipes, and bad previous work. Individually small, together expensive.
Windows and exterior doors. A few bad windows is a small job. All the windows, the exterior doors and the trim around them is a project.
Landscaping and exterior drainage. Buyers notice poor drainage, overgrown yards, failing retaining walls and neglected exteriors more than sellers expect.
