What a cash offer really costs
A cash offer is a discount. It is not a scam and it is not free money either. You are selling speed and certainty and paying for them out of the price, and the only useful question is whether the trade is worth it for your situation.
A worked example
All figures below are illustrative. They are not an offer, an appraisal, or a prediction about your house.
Say a house would realistically sell on the open market for $300,000 after normal preparation. Listing it is not free. At a 6% total commission that is $18,000. Suppose it also needs $9,000 of work to show well and to survive an inspection, and that carrying it for three more months of mortgage, taxes, insurance, and utilities costs $4,500. Before any negotiated repair credits, the listing path nets roughly $268,500.
Now suppose a cash buyer offers $270,000 on the same house, taking it as-is, covering normal closing costs, and closing in about two weeks. On paper the gross gap is $30,000. Against the listing path's net, the actual gap is closer to $1,500 — plus the three months you no longer spend owning it.
Where that example stops being true
Change one input and the answer flips. If the house needs no work and would sell in three weeks, the repair and holding costs mostly disappear and the discount is the whole story. If the house needs $60,000 of work you cannot fund, the listing path may not be available to you at any price. The math is not a rule. It is a way to see what you are actually deciding.
The discount also is not fixed. It widens with condition problems, occupancy problems, title problems, and thin resale demand, and it narrows on clean houses in strong markets.
What the buyer is charging you for
- Repairs they will fund and manage instead of you.
- Holding costs while the work happens and the house resells.
- Resale risk: they are guessing at what the finished house sells for months from now, and they are wrong sometimes.
- Certainty: no financing contingency, no appraisal, and a date you can plan a move around.
